Our studio is based in Kakinada, but our drawings go up across East Godavari, Konaseema and neighbouring districts. If your site is within 100 km of Kakinada we supervise it in person; for farther sites we deliver drawings & remote consultation.

Floor plans are charged either as a lump sum or per built-up square foot, depending on complexity. For a standard G+1 residence, expect a fixed fee agreed upfront. We share a written quote within 24 hours of your enquiry — no obligation.
For a clean file (documents in order, no title issues), KAUDA approval typically comes through in 30–60 working days after portal submission. We monitor every file daily and follow up with the sanctioning authority on your behalf.
We provide design, approvals and supervision. Actual construction is done by a contractor of your choice (we can recommend vetted contractors). Under a Site Supervision engagement, we visit the site weekly and give you an independent QC report — protecting you from being shortchanged.
Yes. All our residential floor plans are Vaastu-aligned by default (entry direction, kitchen orientation, bedroom placement). If you have a specific Vaastu consultant, we're happy to coordinate with them during design revisions.
Yes. The first consultation — in our office, at your site, or over a video call — is completely free. We use it to understand your requirement, review your plot documents and give you an honest scope + fee estimate. You pay nothing until you formally engage us.
Yes. We're a GST-registered practice (GSTIN 37ABBFR2219N2ZY) and issue proper tax invoices for every payment. Important for commercial clients claiming input credit, and for anyone wanting a compliant paper trail.
Revisions are expected — and included. Our design fee covers up to 3 rounds of revisions on the base floor plan. Structural changes after approval submission may attract a re-submission fee (charged at cost). All spelled out in the written quote so there are no surprises.
